What to look for when sourcing a Property Manager

During your research when sourcing a Property Manager/Management is reviewing their knowledge of the area, market rental values, feedback from clients and their full services and costs.

Also remember to look at a good working history regarding managing a rental property and its tenants.

Many in the Bundaberg region may think First National Real Estate McColms, only looks after rural property for both sales and rental, which is so far from the truth. When sourcing a Property Manager, choosing the right one is crucial, if you obtain a bad or lazy Property Manager, that’s when many problems start happening.

We like to break it down to :

1. Market Knowledge:

Our Property Management team have extensive knowledge of the Bundaberg market. We are able to advise an investor on how much rent would be achieved, what improvements could be made to the property to potentially increase the return and also provide you our current vacancy rate, wait lists and demographics with the Bundaberg area.

2. Experience:

Always do a background check of the staff who will be dedicated to your investment, check how long they have been a Property Manager, their levels of experience and qualifications and find out who specifically from the team who will be managing your investment. Ask questions such as how they problem solve, if they encounter difficult tenants, how do they overcome this. 3. Questions

Ask your Property Management team questions to help you make a decision. Ie

1. How many tenants do you have on the rent roll that are arrears in payments?

2. How often have you encountered or found malicious damage with tenants?

3. How often are disbursements made to owners?

4. Will you advise me of repairs or maintenance issues, should the occasion arise?

5. How often have you been to a Tribunal?

6. What is the process of reviewing potential tenants, could you provide the steps?

7. Can you provide a written comparison of rental values in the current market?

4. Fees

This one is commonly asked first before anything else, but fees and charges vary and our Property Management Team may not the cheapest or the most expensive, but we do provide the best service and go above and beyond to make sure we are looking after your most valuable asset, your investment.
